Defining Your Needs
We will immediately begin to clarify your requirements with regard to location, size, lease length, budget, office specification etc.

Property Search
Following an exhaustive search we will prepare and send out to you a detailed list of all offices, including “off market” properties which fall within the scope of your requirements. After consulting with you, we will refine the list of possibilities.

Viewings
We will arrange and accompany you to all viewings giving you the benefit of informed on the spot advice. Once we have completed all viewings we will evaluate the options assessing the advantages and disadvantages of each property.

Short Listing and Negotiating Terms
Once you have chosen your preferred properties we will approach the agents to ascertain what type of deal could be done. Having established how long each property has been on the market and the details of any recently agreed transactions on comparable properties, we will advise you on what sort of deal you are likely to achieve. This will help you decide which property to make an offer on.

There are many issues to consider when brokering a deal. Your decision will be influenced by factors such as: the rent free period, the landlord’s capital contribution, any rent reduction, your repairing liability, whether the service charge can be capped etc. Other considerations include the possible need for a break in the lease and whether it falls within The Landlord & Tenant Act 1954 part 2 (i.e. is it protected / renewable).

Whether you are taking a new lease, an assignment of an existing lease, a sublease or purchasing a freehold / long leasehold property, Occupa will help you choose the best building on the best terms.

The Legal Process
Many transactions abort because of the slowness of the conveyancing process where opposing solicitors sometimes fail to communicate effectively. Key information may not be forthcoming and the marketing agent may not be sufficiently proactive. We will keep a close eye on your deal. Where there is stalemate we will act to resolve any difficulties to ensure that even the most protracted deals are completed as quickly as possible.

Recommendations
Not everyone has the benefit of knowing a solicitor or a space planning / fit out company that they have absolute confidence in. If you need a recommendation we can put you in contact with a number of solicitors or fit out companies that we know have performed well for our clients in the past.
