The service charge covers the full maintenance of the building for the exterior and internal common parts. All the running costs are included except those of your own demise.

The following are normally part of the service charge:

  • Lift maintenance
  • Upkeep & Decoration of the Common Parts
  • Commissionaire
  • Building Management
  • Cleaning of Common Parts
  • Water Rates, Heating, Electricity
  • Air-conditioning
  • Health & Safety
  • Pest Control
  • Fire Precautions
  • Access Control Systems
  • General Maintenance
  • Engineering & Public Liability insurance
 
Often building insurance is payable separately from the service charge. The amount of service charge and building insurance you pay is usually worked out on a pro-rata basis.
